The short answer

Most kitchen remodels fall into three levels. A refresh typically costs $9,000 to $22,000, a mid-range remodel $26,000 to $58,000, and a major or upscale remodel $62,000 to $125,000 or more. Those are national baseline estimates for an average-size kitchen; local pricing moves them up or down, which is why we publish a separate guide for each state.

Kitchen refresh$9,000 to $22,000

Cabinet refacing or painting, new hardware, backsplash, lighting and fixtures, with the layout and appliances mostly staying put.

Mid-range remodel$26,000 to $58,000

New cabinets, countertops, flooring, sink and appliances in the existing layout, plus updated lighting and a fresh backsplash.

Major or upscale remodel$62,000 to $125,000

Layout changes, custom or semi-custom cabinetry, premium stone, wall removal or relocation of plumbing and gas, and high-end appliances.

Where the money goes

A worked example: a mid-range kitchen

These are the same line items and prices the cost calculator uses for a medium-size kitchen, so you can see how a typical mid-range budget adds up.

Quartz countertops
Material, edge profile and cutouts move this the most.

Tile and hardwood cost more; subfloor repairs add to any option.
$3,000
Standard appliance package
Range, refrigerator, dishwasher and microwave at mid-market prices.
$5,000

What drives the price

Eight things that decide your kitchen budget

Scope: refresh, remodel or rebuild

The single biggest factor is how much changes. A refresh keeps the layout and appliances, a mid-range remodel replaces the main surfaces, and a major remodel changes the structure. The gap between $22,000 and $62,000 comes almost entirely from scope.

Kitchen size

More square footage means more cabinets, counters, flooring and labor. Using the same mid-range finishes, a small kitchen runs about $18,000 to $40,500 and a large one about $35,000 to $78,500.

Cabinets

Cabinets are usually the largest line item. Stock lines cost the least, semi-custom lines add sizes and finishes, and fully custom cabinetry is built to your dimensions. The same kitchen can differ by many thousands of dollars between lines.

Countertops and surfaces

Laminate, quartz, granite and marble price very differently, and edge profiles, seams, waterfall ends and cutouts add fabrication cost. Backsplash material matters too: tile is modest, full-height slab is not.

Layout changes

Moving the sink, range or a wall means new plumbing, gas, wiring and often permits and engineering. Keeping the layout is the most reliable way to control cost.

Appliances

Appliance packages range from standard to professional-grade, and they decide the gas, venting and electrical work needed around them.

Age and condition of the home

Older homes can hide outdated wiring, plumbing or uneven floors. A contingency of 10 to 15 percent is sensible when walls and floors will be opened.

Where you live

Local labor, materials, permits and housing values change the number. Our state guides scale the national baseline to each state, and our county and city pages go finer.

How to keep a kitchen remodel affordable

  1. Keep the layout

Leaving the sink, range and refrigerator where they are avoids most plumbing, gas and wiring changes.

  2. Reface or paint sound cabinets

Refacing and painting cost a fraction of replacement. See the cabinet refacing and cabinet painting pages for typical ranges.

  3. Choose a mid-market cabinet line

Semi-custom often balances price and flexibility better than either stock or fully custom.

  4. Pick one place to splurge

A statement counter or a professional range can be affordable if other choices stay mid-range.

  5. Plan before you demolish

Selections made on paper are cheap to change; selections made mid-project are expensive.

  6. Order long-lead items early

Cabinets and stone set the schedule, and rushed ordering rarely saves money.

Questions

Kitchen remodel cost: common questions

How much does a kitchen remodel cost?

As a national baseline, a refresh costs about $9,000 to $22,000, a mid-range remodel $26,000 to $58,000, and a major remodel $62,000 to $125,000 or more for an average-size kitchen. Local pricing, kitchen size and the choices you make move those figures.

How much does a kitchen remodel cost per square foot?

Dividing a mid-range remodel by typical kitchen sizes of 120 to 220 square feet gives roughly $100 to $500 per square foot. The range is wide because cabinets, counters and layout changes matter more than area alone.

What percent of my home value should I spend on a kitchen?

There is no fixed rule. A useful check is to compare your budget with your home's value: a mid-range remodel averages about $42,000, around 13% of the national median home value of $333,000. Staying proportionate helps you avoid over-improving.

What is included in a kitchen remodel price?

A full price typically covers design and planning, demolition and disposal, any plumbing, gas and electrical work, cabinets, countertops, backsplash, flooring, lighting, sink and fixtures, appliance hookups, permits where required, and installation labor. Appliances themselves are sometimes quoted separately, so ask.

What is the cheapest way to update a kitchen?

A refresh: refaced or painted cabinets, new hardware, a tile backsplash, better lighting and updated fixtures, with the layout and appliances left in place. Typical range: $9,000 to $22,000.

Do kitchen remodels need permits?

Cosmetic updates like painting, new counters or cabinet doors usually do not. Electrical, plumbing, gas and structural work generally does. Requirements are set by your local building department.

How do I get an exact price?

Use the cost calculator for a range based on your ZIP code and choices, then call (833) 838-1905 to talk through your kitchen and get a written quote.

These figures are planning estimates built from national baseline ranges for three project levels and for each individual service. State guides scale them using local median home values from the U.S. Census Bureau's American Community Survey as a rough stand-in for local pricing. They are not quotes: size, condition, product choices and permit requirements decide the final price.
